When moving to another country, it is important to find useful acquaintances in order to settle in more quickly.<\/p>\n<h3 style=\"text-align: center;\">General layout of the village<\/h3>\n<p style=\"text-align: justify;\">The entire zone is divided into six phases. They are located in close proximity to each other - only 1.5 km. And although construction work on the plots is ongoing, the finished residential houses here are already sold or rented out.<\/p>\n<p style=\"text-align: justify;\">The areas of the village are arranged as modern systems with developed infrastructure. All the necessary facilities for life and activities of the residents in the village are also functioning.<\/p>\n<h3 style=\"text-align: center;\">Infrastructure<\/h3>\n<p style=\"text-align: justify;\">In addition to the residential area of the village, the Russians in Thailand have at their disposal such infrastructure:<\/p>\n<ul style=\"text-align: justify;\">\n<li>fitness club;<\/li>\n<li>tennis courts;<\/li>\n<li>playground in the park green area;<\/li>\n<li>public swimming pool and an adjacent large recreational area;<\/li>\n<li>waterpark;<\/li>\n<li>bicycle-roller tracks-tracks;<\/li>\n<li>an outdoor exercise area equipped with sports equipment;<\/li>\n<li>basketball and volleyball courts;<\/li>\n<li>treadmills;<\/li>\n<li>A large park with a permit to walk pets;<\/li>\n<li>library;<\/li>\n<li>Restaurants (including those that deliver food locally);<\/li>\n<li>bars and coffee shops;<\/li>\n<li>Standard and Thai cafe;<\/li>\n<li>Lobby area dedicated to celebrations, festivals, concerts;<\/li>\n<li>recreation area;<\/li>\n<li>orthodox temple;<\/li>\n<li>WI-FI and a personal Internet network in every home;<\/li>\n<li>telephone network;<\/li>\n<li>64-channel cable TV with Russian channels;<\/li>\n<li>sewage and drainage systems;<\/li>\n<li>several water towers supplying the territory of the settlement;<\/li>\n<li>Village (private) lake with catamarans boats;<\/li>\n<li>water channels throughout the area;<\/li>\n<li>parking;<\/li>\n<li>a system of daily video surveillance;<\/li>\n<li>centralized security;<\/li>\n<li>transportation system to public places (stores, centers of various purposes, beaches, etc.), taxi service, guided tours;<\/li>\n<li>utility services;<\/li>\n<li>pharmacy and medical center.<\/li>\n<\/ul>\n<h3 style=\"text-align: center;\">Russian village: plot 1<\/h3>\n<p style=\"text-align: justify;\">This area is called \"Baandusit\" and has about 120 houses built. Most of the properties here have already been sold. Only resale or rental residences remain.<\/p>\n<h3 style=\"text-align: center;\">Site 2: \"Baandusit Lake Pattaya\"<\/h3>\n<p style=\"text-align: justify;\">This area is located in the colorful \"Huai Yai\" region with very expressive scenery. There are beautiful tropical forests, several lakes, majestic mountains. Nearby is the ancient Thai temple \"Wat Yang\". The structure of the village consists of 140 developed houses, many of which are for sale.<\/p>\n<h3 style=\"text-align: center;\">Site 3 \"Baandusit Pattaya Park\"<\/h3>\n<p style=\"text-align: justify;\">Areol lies in the south of Pattaya, in the \"Huay Yai\" area, next to lot 2. The houses under rooms 129 to 140 have a picturesque view of the Golden Buddha Mountain.<\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\"><strong>Houses are classified by type:<\/strong><\/span><\/p>\n<ol style=\"text-align: justify;\">\n<li>\"A\" - 205 m<sup>2<\/sup>Planning - 3 bedrooms, 2 bathrooms;<\/li>\n<li>\"B\" - 242 m<sup>2 <\/sup>Planning - 3 bedrooms, 2 bathrooms;<\/li>\n<li>\"C\" - 300 m<sup>2<\/sup>; layout - 2 floors, 4 bathrooms, 4 bedrooms;<\/li>\n<li>\"A2\" - 191 m<sup>2<\/sup>2 bedrooms, 2 bathrooms<\/li>\n<li>\"B3\" - 161 m<sup>2<\/sup>; plan - 2 bedrooms, 2 bathrooms;<\/li>\n<li>\"C3\" - 171 m<sup>2 <\/sup>; plan - 3 bedrooms, 2 bathrooms.<\/li>\n<\/ol>\n<h3 style=\"text-align: center;\">Site 6 \"Baandusite\"<\/h3>\n<p style=\"text-align: justify;\">This is the smallest area by number of houses - there are 80. However, there are more plots here. The delivery of the houses will start at the end of next 2016. This zone is adjacent to section 2, so here the organizers plan to create a connecting pedestrian zone. Also plot 6 is 150 meters from zone 3. Therefore, residents can use the infrastructure of both sites.<\/p>\n<p style=\"text-align: justify;\"><span style=\"font-size: 12pt;\"><strong>Villas in Zone 6 have these parameters:<\/strong><\/span><\/p>\n<ol style=\"text-align: justify;\">\n<li>A3 - site area 256 m<sup>2 <\/sup>2 bedrooms, 2 bathrooms, area of the house - 140 m<sup>2 <\/sup>;<\/li>\n<li>B3 - site area 300 m<sup>2<\/sup>2 bedrooms, 2 bathrooms, area of the house - 160 m<sup>2 <\/sup>;<\/li>\n<li>D3 - site area 400 m<sup>2<\/sup>3 bedrooms, 2 bathrooms, area of the house - 180 m<sup>2<\/sup>;<\/li>\n<li>C2 - area of the site 256 m<sup>2<\/sup>4 bedrooms, 4 bathrooms, area of the house - 230 m<sup>2<\/sup>;<\/li>\n<li>C3 - site area 256 m<sup>2<\/sup>3 bedrooms, 2 bathrooms, area of the house - 170 m<sup>2<\/sup>.<\/li>\n<\/ol>\n<h3 style=\"text-align: center;\">Condo<\/h3>\n<p style=\"text-align: justify;\">Condominiums (condos) are a fairly common option for Thai real estate. They are equipped with local modern infrastructure and are, in fact, multi-storey houses with apartments of different sizes.<\/p>\n<h3 style=\"text-align: center;\">Townhouses<\/h3>\n<p style=\"text-align: justify;\">These buildings are connected apartment buildings. Condos are a more budget-friendly version of real estate in Thailand. On a side note. 1 Thai baht costs on average 1.78 rubles.<\/p>\n<h2 id=\"h2_3\" style=\"text-align: center;\">Building a custom home\/villa: Terms and conditions<\/h2>\n<ul style=\"text-align: justify;\">\n<li>To order the construction of a house in the area of Russian village is possible according to their layout and requirements;<\/li>\n<li>the cost of the contract is borne by the customer;<\/li>\n<li>also need to trace the price of utilities in the area of construction, because they are paid for the next 2 years;<\/li>\n<li>Prices are commensurate with the houses already built;<\/li>\n<li>construction is carried out within 1 - 1.5 years;<\/li>\n<li>The pool is not included in the total construction of the house and is paid, if necessary, separately.<\/li>\n<\/ul>\n<h2 id=\"h2_4\" style=\"text-align: center;\">Rental property<\/h2>\n<p style=\"text-align: justify;\">Russians in Thailand, planning to stay for less than a year, prefer not to buy, but to rent houses or apartments. As the latter are twice as expensive and do not create a sense of privacy. For example, to rent an apartment in a standard townhouse for a month will cost 30,000 bar, and in a condo - from 20,000 bar.<\/p>\n<p style=\"text-align: justify;\">Interestingly, this emerging system of international cooperation is developing steadily.
